How to get a building permit through Balady

Owais engineering team 2 min read

A building permit is the first legal step in any construction project, and the process is now fully online through the Balady platform. Even so, many applications are delayed by missing documents or comments on the drawings. This guide walks through the main stages and the best tips to speed up your application.

Before you start: check the land status

Before design begins, make sure the title deed is valid and up to date, and that the land data (area, boundaries and lengths) matches reality. If you hold an old paper deed, you may need to update it first.

Core documents

  • Copy of the title deed and the owner’s ID, or a valid power of attorney.
  • The approved survey decision or site sketch.
  • A soil test report for buildings that require one.
  • Engineering drawings prepared by an accredited office.

Preparing the engineering drawings

The engineering office prepares the full drawing set, which usually includes architectural drawings (plans, elevations, sections and setbacks), structural, MEP, and safety drawings covering Civil Defense requirements.

Submission and follow-up

  1. The engineering office submits the application and drawings on Balady.
  2. The authority reviews the application and may return comments.
  3. The office addresses the comments and resubmits.
  4. After approval and payment of fees, the permit is issued online.

The more accurate and compliant the drawings are from the start, the fewer the comments — and the faster the permit.

Tips to speed up your application

  • Choose an accredited office experienced with your area’s requirements.
  • Prepare all documents before design starts.
  • Respond quickly to any comments or requests.
  • Do not start construction before the permit is issued and a supervising office is appointed.
